Pheasant Hills is a mature, beautifully landscaped suburban community in Loveland, Ohio — one of the largest and most scenic neighborhoods in the area. Tucked into a few hundred wooded acres, it was built between the late 1960s and the mid-1980s and is home to more than 300 single-family homes. Loveland sits in the Greater Cincinnati area, in Hamilton County.

The architecture ranges from wooden Mid-Century homes to traditional brick two-stories and ranch-style houses. Most sit back from the road on large lots averaging 0.35–0.45 acre, and homes typically run 1,800–2,500 square feet — many with a finished basement that adds even more livable space.
Schools & School Districts
Homes in Pheasant Hills fall into one of two districts depending on their location in the neighborhood: roughly two-thirds are in the Loveland City Schools district, and the newer third are in the Sycamore Community Schools district. Loveland Intermediate and Loveland Middle School sit just outside the neighborhood, within an easy walk of much of it. Because boundaries don't follow neighborhood lines exactly, confirm the assigned district for any specific address.
Trails & Outdoor Life
The neighborhood has a system of rustic, wooded trails that lead down to a creek bed — a popular spot to cool off in the summer. There isn't a community pool inside Pheasant Hills, but many residents belong to the Normandy Swim Club, a short five-minute drive away.
It's a peaceful, green place to be outdoors. On weekends, mornings, and evenings you'll see neighbors out walking, biking, jogging, and walking dogs, with birdsong and the occasional deer, squirrel, or chipmunk.

Living in Loveland
Loveland is a charming small town known as "The Sweetheart of Ohio." Its historic downtown straddles the Little Miami River and offers great restaurants — many with patio dining — boutique shopping, and an award-winning local brewery. The Little Miami Scenic Trail, a paved path spanning 70+ miles, is hugely popular with cyclists, runners, and walkers. Loveland is also home to the Loveland Castle (Chateau Laroche), a hand-built medieval-style stone castle on the banks of the river from the 1920s, plus river access popular with kayakers.
